Renting in Belfast? Security can feel complicated. Who's responsible for locks? Can you change them? What are your rights? This guide covers everything for tenants and landlords — and if you manage a portfolio, see our dedicated landlord locksmith service.
For Tenants: Your Rights and Options
Moving into a rental? Your safety matters. Here's what you need to know about securing your new home.
Can I Change the Locks?
This is the most common question we get. The short answer: you need your landlord's permission. Changing locks without permission could breach your tenancy agreement.
However, most landlords will agree if you ask nicely. Explain your security concerns. Offer to give them a copy of the new key. Many landlords appreciate tenants who care about security.
What If the Landlord Says No?
If your landlord refuses a reasonable security request, you have options:
- Put it in writing: Email your concerns. Keep a record of requests and responses.
- Contact the council: Housing officers can advise on safety standards.
- Add extra security: Door chains, window locks, and security lights don't need permission.
- Document everything: If something happens, you'll need proof you raised concerns.
Quick Security Wins for Tenants
These improvements don't require landlord permission and can be removed when you leave:
Door Chain
See who's at the door before fully opening it. Around £10-15.
Door Wedge Alarm
Wedge under door. If forced open, 120dB alarm sounds. Around £15.
Window Alarms
Stick-on alarms that trigger if window opens. Around £10 for 4.
Smart Doorbell
Battery powered. See visitors from anywhere. Take it when you move.
For Landlords: Your Responsibilities
As a landlord, you have legal and moral obligations to keep your property secure. Here's what you need to know.
Legal Requirements
Northern Ireland law requires rental properties to be safe. This includes:
- • All external doors must have working locks
- • Locks should meet reasonable security standards
- • Windows on ground floors should be lockable
- • You must change locks between tenants (best practice)
Between Tenants: Essential Steps
When a tenant moves out, always change the locks. You don't know how many keys were copied. The previous tenant's ex, friends, or family might still have access.
Change All Exterior Lock Cylinders
This is the minimum. We recommend anti-snap cylinders for UPVC doors.
Check Window Locks
Make sure all ground-floor windows lock properly. Replace broken locks.
Reset Any Smart Devices
Factory reset doorbells, smart locks, and alarm systems. Remove previous user access.
Change Alarm Codes
If there's an alarm system, change the codes. Register with the monitoring company.
Cost-Effective Security for Landlords
Good security doesn't have to be expensive. Here's what offers the best value:
Recommended Minimum Security Package:
- Anti-snap cylinders on all UPVC doors (£70-90 each fitted)
- Window locks on all ground floor windows (£15-20 each)
- Security lighting at front and back doors (£30-50 each)
- Door viewer on the front door (£15-25 fitted)
Total investment: Around £200-300. This covers most properties and meet the standards most insurers ask for (BS3621 / TS007 / SS312 Diamond).
Common Rental Security Questions
Who pays for lock changes - tenant or landlord?
Generally, the landlord pays for initial security and between-tenant changes. If a tenant loses keys, they usually pay for replacement locks.
Should landlords keep a copy of the keys?
Yes, landlords can keep keys. But they must give 24 hours notice before visiting (except emergencies). Many landlords keep keys with a trusted neighbour or management company instead.
What if there's a break-in?
Call the police first. Then contact your landlord. The landlord is responsible for repairing damage and replacing locks. Document everything for insurance claims.
Can I install a smart lock in a rental?
With permission, yes. Some smart locks (like the Ultion Nuki) replace just the cylinder. You can swap the original cylinder back when you leave.
